You can apply for a joint lease at any time if you are married or in a registered partnership. As a general rule, you must have lived together for at least 12 months if you are a couple or a parent (such as sibling). If your landlord includes other fees, it may be illegal. Ask your landlord to return the illegal fees. If not, you can report your landlord to trading standards. If your landlord still doesn`t get the illegal fees back, you can make a small application in court for an injunction stating that the landlord must repay the money. Sometimes landlords and tenants want to modify an existing lease or extend it for a new period. It`s a good idea to talk to your landlord as soon as possible and show that you have a plan to pay the rent, including any arrears. If you think you`ll be struggling to pay your rent, talk to your landlord and talk to a debt counselling charity if you need advice. Once you have the right of occupation, you (and your children) can live in an institution for as long as those rights last. You may also have signed an agreement that the property has been licensed.
This is not enough to make the agreement a license. If you don`t pay your rent while waiting to receive your landlord`s contact information, you`ll still have to pay the rent refunded if you receive it. If you are married or in partnership with the deceased or have lived with them as a partner (i.e. « cohabitation »), you may automatically have the right to take over the lease in your personal name. This law is called inheritance and your rights here depend on who the owner is and also on the relationship you had with the deceased. Even if they`ve been going out with the person for a very long time and they`re closest to you, that doesn`t mean you automatically have rights.
